HHL Architects developed the restoration and several adaptive reuse designs of this historic mansion, the home of the owners of The Buffalo News during the early 20th century. It is located at the corner of Delaware Avenue and North Street in the Allentown neighborhood of downtown Buffalo.

HHL first designed the restoration and adaptive reuse of this building as a headquarters for Delaware North Companies. HHL developed another reuse design after Delaware North relocated, and Varity Corporation moved in. The building is currently used by the University at Buffalo. The existing brick and stone building envelope was restored, and the interior spaces were adaptively reused and restored to accommodate executive meeting and administrative functions. The site and adjacent carriage house were also redesigned to accommodate the parking and office support functions.
