HHL Architects was teamed with two different international architectural firms to assist with the design and development of this 12-story mixed use project near the heart of Downtown Buffalo. The project was developed by Uniland Development, who engaged Diamond Schmitt Architects to design the core and shell of the building. HHL worked for Diamond Schmitt to coordinate local compliance and crucial planning and historic approvals. The project was challenged to creatively ‘reuse’ a prominent and locally significant 100-year old two story building into the ground levels on the new high rise. The solution was to recreate and incorporate the historic terracotta façade of the original building into the new glass and metal panel modern structure behind and above.
Delaware North was then selected to occupy the top six stories of the high rise. Delaware North engaged Gensler to develop the interior tenant improvements for the world headquarters. Gensler engaged HHL to be the local partner with them due to HHL’s 30-year long working experience with Delaware North. HHL had also designed three of the previous Delaware North headquarters, including the namesake project at the former Butler Mansion at the corner of Delaware Avenue and North Streets in Buffalo. HHL shared the construction document and construction administration responsibilities with Gensler for this successful Class A office build-out.
